CONTRACT & FEE STRUCTURE

Salemtowne is a Continuing Care Retirement Community (CCRC) that offers a modified contract (type B). A modified contract includes a specified amount of health care (skilled nursing) or long-term nursing care. Salemtowne offers twenty-four (24) entrance fee grace days (covers room fee and meals) per year in the Phillips Health Care Center for all residents who have paid an entrance fee. Generally, if a resident uses more than the specified amount of care, he/she is responsible for the additional cost.

Independent Living

There are two primary fees paid to Salemtowne: the entrance fee and the monthly service fee.

The Entrance Fee (Independent living residents only)
The entrance fee entitles the applicant to residency at Salemtowne, together with the use, enjoyment and benefits of the common areas, amenities, services and programs. It also assures the resident priority access to the on-campus Phillips Health Care Center and the on-campus Masten Assisted Living Center should care be needed, either on a temporary or long-term basis.

Residents who have paid an entrance fee are entitled to a discounted rate for Assisted Living should they need assisted living services. In addition, Salemtowne offers twenty-four (24) entrance fee grace days per year in the Phillips Health Care Center for all residents who have paid an entrance fee.

The entrance fee varies according to the type and size of the residence. These entrance fees may occasionally change. Payment of the entrance fee does not constitute ownership of any property.

Monthly Service Fee
The monthly service fee includes such items as utilities (except phone and internet services), cable television, maintenance, groundskeeping, security and housekeeping, among other services. The monthly service fee for each Salemtowne residence varies according to the size of the accommodations and services selected.

Phillips Health Care Center and
Masten Assisted Living Center Fees

There is no entrance fee for the Phillips Health Care Center or the Masten Assisted Living Center for direct admissions from the larger community. However, priority is given to Salemtowne residents who need higher levels of care. Salemtowne also has certified Medicare beds in the Phillips Health Care Center.
